Different challenges provide different solutions. Each project and pursuit expands our perspective, deepens client trust, and sharpens our ability to adapt. At the same time, showing up for our community reinforces the values behind the work we do.

This past month reminds us that strong projects build strong relationships, and strong relationships build an even stronger community.

10 Years of Giving Back to MCC

Giving back is at the heart of what we do at Greenfire—and this year’s Milwaukee Community Crossroads Full-Size Hygiene Drive and meal preparation was another tremendous success.

Thanks to the generosity of our team members, Greenfire and Potawatomi Ventures donated more than 350 full-size hygiene items to support local seniors. Contributions included shampoo and conditioner, body wash, sponges, deodorant, toothpaste and toothbrushes, paper products, disinfecting wipes, hand warmers, laundry detergent, lip balm, lotion, and more. These everyday essentials will make a meaningful impact for individuals in our community who rely on the Milwaukee Community Crossroads (MCC) Senior Program.

In addition to the hygiene drive, several Greenfire team members spent the day at MCC meal prepping, serving lunch, and connecting with seniors. Greenfire also proudly contributed $2,320 to the Senior Meal Program—sponsoring more than a full day of meals for all 60 participants. Of that total, $1,750 directly funded the day’s meals, with additional monetary donations stretched even further through thoughtful shopping efforts. A special thank you to Brittany Terry for coordinating monetary donations for the Potawatomi Ventures team, and to Brittany and Cheryl Bousquet for maximizing those contributions.

This year marks our 10-year anniversary partnering with Milwaukee Community Crossroads to support the Senior Meal Program. What began as a single outreach effort has grown into a meaningful annual tradition—one that brings our team together while strengthening connections within the community we serve.

From collecting supplies to serving meals and sharing conversations, the day was both rewarding and impactful. We are grateful for a decade of partnership with MCC and look forward to many more years of supporting their incredible work. Together, we are making a difference.


Greenfire Supports Domes Alliance

Greenfire was proud to be a sponsor of the Winning Design Gala: Treasures Through Time, hosted by the Milwaukee Domes Alliance at the iconic Mitchell Park Domes. Alongside fellow sponsor Potawatomi Casino | Hotel, we joined community leaders, preservation advocates, and design enthusiasts for an extraordinary evening celebrating one of Milwaukee’s most recognizable landmarks.

Originally envisioned in 1958 by architect Donald L. Grieb, the Domes remain a defining feature of Milwaukee’s skyline. During the gala, the three distinct natural environments were transformed into immersive experiences—alive with light, music, and design inspiration spanning from Art Deco to the Atomic Age.

Thanks to the generosity of attendees and supporters, the event raised more than $170,000 to support the experiences, learning opportunities, and everyday moments of wonder the Domes provide year-round. From honoring Grieb’s competition-winning design—a moment that reshaped Milwaukee’s skyline—to envisioning the future of the Domes as a space for peace, wellness, and community, the night reinforced why preservation matters.

Every ticket purchased and every auction bid placed moves the community closer to securing funding for a comprehensive renovation plan that will ensure the Domes remain structurally sound, energy efficient, and accessible for generations to come. The future of the Domes is about resilience and reinvestment in a civic landmark that continues to anchor Milwaukee.

Michael Moe Recognized by NAIOP

Greenfire is proud to share that Michael Moe, Business Development Manager, has been named the 2025 Developing Leader of the Year by NAIOP Wisconsin. Michael was recognized at NAIOP Wisconsin’s Annual Meeting & Awards Ceremony, which Greenfire was a sponsor.

NAIOP, the Commercial Real Estate Development Association, is a leading organization for developers, owners and related professionals in office, industrial, retail and mixed-use real estate. Through its Developing Leaders program—designed for professionals age 35 and under—NAIOP provides opportunities to learn, lead and build the relationships that drive long-term success across the industry.

Michael’s recognition reflects years of active involvement and leadership within the chapter. Starting in 2021, he participated in the Developing Leaders program and achieved fifth-year Developing Leader All Star status in 2026. He has served on the Programs Committee and volunteered with Real Estate Alliance for Chairty (REACH), helping to shape meaningful philanthropy and engagement opportunities for fellow professionals.

Michael is known as a connector of communities. He represents Greenfire with integrity while remaining deeply engaged with the Forest County Potawatomi Community, the Wisconsin Indigenous Economic Development Corporation (WIHEDC) and Potawatomi Ventures. His leadership also earned recognition as a Rising Young Professional by The Daily Reporter.

Urology Associates Clinic Delivered

Greenfire has completed construction of the new Urology Associates clinic at Mayfair Medical Commons in Wauwatosa, Wisconsin. The 5,900 SF medical office buildout occupies a second-floor suite within the active, multi-tenant building developed / owned by Irgens. Delivered on a five-month schedule, the project expands Urology Associates’ outpatient footprint while reinforcing Greenfire’s ability to execute complex healthcare tenant improvements in occupied environments.

Designed by Eppstein Uhen Architects (EUA), the clinic was planned to support efficient clinical workflows, patient privacy, and long-term operational flexibility. The completed space includes a reception and waiting area, shared offices, clinical workspaces, exam rooms, a lab, break room, and clinical storage. Construction encompassed interior demolition, framing, in-wall and overhead MEPFP systems, inspections, finishes, casework, flooring, glazing, and final approvals—all sequenced to meet healthcare standards and regulatory requirements.

Early construction management involvement was critical. Greenfire aligned scope, budget, and permitting during preconstruction, accounting for State and City healthcare reviews—particularly an extended plumbing review that directly influenced the five-month schedule. The team advanced trade partner engagement and long-lead procurement to maintain momentum through phased approvals.

Working within an occupied building required detailed planning and hands-on coordination. Underslab plumbing—located in the first-floor ceiling—presented a significant challenge. Greenfire and its trade partners, including Cornerstone One (Plumbing), JM Brennan (Fire Suppression and HVAC), and Circle Electric, dedicated extensive weekend hours to rework and redesign the drain, waste, and vent systems. The ultimate solution involved pumping waste up through cabinet pumps installed beneath sinks, avoiding major disruption to the floor below while maintaining performance and code compliance.

Logistics, access routes, and noise controls were carefully managed to protect patients, staff, and neighboring tenants throughout construction. The project was completed on time and under budget, with a satisfied client and continued partnership with Irgens.

With occupancy achieved, Urology Associates now operates within a purpose-built clinical environment at Mayfair Medical Commons—demonstrating Greenfire’s repeatable, solutions-driven approach to healthcare construction in active facilities.


Project Spotlight: Emler Swim School

Greenfire has completed the 5,000 SF tenant improvement for Emler Swim School at The Shoppes at The Corridor in Brookfield, WI. Delivered on a five-month schedule, the project establishes Emler’s first Wisconsin location within the final multi-tenant retail building by developer / owner Irgens’ 66-acre mixed-use development along Bluemound Road. Greenfire previously constructed the core and shell of the building and was selected to continue as construction manager for the build-out, creating a seamless transition from base building completion to tenant occupancy. The facility was designed by Polkinghorn Group Architects, with aquatic engineering by Aquatic Design Partners and engineering support from JFTE Engineers.

Greenfire managed both the core and shell and tenant improvement under a single project team. This continuity streamlined coordination of utilities, site access, and scheduling while minimizing handoffs between phases. An open-book approach supported early alignment of scope and budget, and competitive bidding secured experienced trade partners, including Neuman Pools, who executed the pool work alongside equipment vendors. Early involvement ensured specialized aquatic systems were fully integrated with the building’s mechanical, electrical, plumbing, and fire protection infrastructure.

The completed facility features a 1,100 SF plaster and tile concrete pool with a maximum depth of 3’-10”, entry stairs, safety railings, and an epoxy-coated deck. The program also includes an equipment room, observation area, wet storage, offices, and restrooms. Greenfire’s scope encompassed under-slab plumbing, underground electrical, concrete slabs for wet and dry areas, and full interior build-out including framing, drywall, ceilings, flooring, tile, wall panels, and casework. Pool construction included excavation, rebar installation, Gunite placement, drain installation, backfill, coping, plaster, and tile.

The project was completed on time and under budget, with a highly satisfied client. During the final punchlist walk, a member of Polkinghorn Group Architects noted it was “one of the most complete and best quality swim schools that I have walked in a long time.” With Emler Swim School now open, the development adds a new service-oriented amenity to Brookfield’s Bluemound Road corridor and demonstrates the value of continuity between base building and tenant improvement execution.

Project Spotlight: Harlow & Hem

Activity is underway at the Harlow & Hem project site in Wauwatosa, WI, with site preparation activated on the Blanchard Street parking lots. This 157-unit residential development will introduce new housing, structured parking, and shared amenities in the heart of the downtown Village. Developed by Mandel Group, the project is positioned near Wauwatosa’s retail, commercial, and entertainment corridors and is designed to expand public parking while advancing a comprehensive redevelopment of the site.

Greenfire is managing the construction of the project, providing both preconstruction and construction services. Early coordination with Continuum Architects + Planners, Spire Engineering, and The Sigma Group aligned design, cost, and schedule to support the owner’s phasing strategy. The team established procurement plans for long-lead items, sequenced early packages, and integrated workflows across sitework, structure, enclosure, and MEPFP systems. Greenfire also partnered with Mandel Group and Prism Technical Management & Marketing Services to host a DBE Meet & Greet, connecting diverse businesses with upcoming trade opportunities and supporting inclusive participation.

Harlow & Hem totals 241,100 SF and includes five floors of residential and amenity space above 83,900 SF of structured parking across two levels. The development offers studio, one-, two-, and three-bedroom units, supported by 188 private residential parking stalls and 94 public parking stalls onsite. Scope includes demolition of existing structures, site preparation, foundations, precast parking, framing, enclosure, exterior finishes, MEPFP systems, interior build-out, and site landscaping.

Progress will continue through structure and enclosure before advancing into interiors and amenities. As the project moves forward, coordination across trades and proactive procurement remain key priorities. Harlow & Hem is anticipated to open in Summer 2027, adding new housing options and reinforcing connectivity within the Village of Wauwatosa.


Aquaponics Expansion Keeps Food Growing

Frigid winters in Wisconsin don’t pause food production at the Forest County Potawatomi Community’s aquaponics facility. Inside the greenhouse at Bodwéwadmi Ktëgan (Potawatomi Farm), controlled growing conditions support consistent harvests year-round, providing fresh greens and fish regardless of the season.

Forest County Potawatomi Community continues to advance food sovereignty through investments that strengthen local production and distribution. As demand increased, the Tribe partnered with Greenfire to expand its existing aquaponics operation with infrastructure designed for durability, efficiency, and long-term use.

The project included a 3,340 SF greenhouse addition that expanded aquaponic growing capacity at the farm. Greenfire completed site preparation, earthwork excavation, and concrete footings and foundations to support a 30’ x 100’ design-build passive solar greenhouse, designed by Ceres Greenhouse Solutions. The structure was framed with heavy-gauge steel to withstand northern Wisconsin conditions and support year-round operations.

Performance-driven building systems were central to the design. Polycarbonate wall glazing on the south-facing elevation maximizes solar exposure, while a ground-to-air heat transfer system—often described as a climate battery—uses stored heat from the sun and soil to regulate interior temperatures. This system reduces reliance on traditional HVAC while maintaining stable growing conditions throughout the year.

With the expansion complete, the facility now produces fish and greens on a continuous basis for tribal members, local schools, and regional markets. The aquaponics expansion highlights Greenfire’s experience delivering diversified project types, including agricultural and sustainability-focused facilities that support community goals through practical, buildable solutions.

Greenfire was proud to serve as the Opening Reception Sponsor at the Wisconsin Economic Development Association (WEDA)’s Governor’s Conference on Economic Development in Madison, WI. The Governor’s Conference is the largest annual economic development event in Wisconsin, bringing together public and private sector leaders to discuss the issues and opportunities shaping the state’s economic future.

The conference agenda includes sessions on workforce housing, entrepreneurship, manufacturing trends, technology in economic development, and other topics that affect communities of all sizes.  It features a mix of keynotes, breakout discussions, networking breaks, and receptions – including the opening reception that Greenfire sponsored – designed to foster conversation and collaboration among attendees.

Greenfire attends the WEDA Governor’s Conference because economic development is central to our work. The event creates space for project teams, community leaders, developers, and economic professionals to compare strategies, share insights, and build relationships that support job creation and investment. It’s also a touchpoint for understanding the policy context and market conditions that affect regional growth.

Sponsoring the opening reception allowed Greenfire to support the conference’s networking goals. Receptions are where many meaningful conversations begin – from project collaborations to introductions that lead to future partnerships. For Greenfire, this aligns with our approach of engaging early and directly with stakeholders who impact community outcomes. Our presence reinforces commitments to listening, learning, and participating in the statewide dialogue on economic and community development.
