Greenfire completed the final multi-tenant retail building at The Shoppes at The Corridor, Irgens’ 66-acre mixed-use development along Bluemound Road in Brookfield. As construction manager, Greenfire delivered the core and shell and brought the building to a white-box condition ready for future tenant improvements.

The scope included foundational work, structural steel framing, overhead MEPFP systems, masonry, exterior finishes, and installation of windows and doors. Sitework encompassed new infrastructure, landscaping, and an adjacent parking lot with more than 100 stalls. A mockup of the exterior materials supported the team in executing the brick and aluminum siding façade. The full duration of the core and shell and sitework was just under nine months.

Utility coordination was a major component of the project. Greenfire oversaw installation of water, sewer, and stormwater management systems, along with rough HVAC, plumbing, electrical, and fire protection. These systems were planned with the flexibility to support a range of future tenants, allowing a more efficient transition into individual build-outs.

The work was shaped by collaboration with EUA and Irgens. Greenfire was engaged early in the design phase to support the development of the core and shell. Preconstruction services included pricing, assembling the subcontractor team, and establishing a clear plan for moving into construction.

Greenfire continued to provide value beyond the preconstruction phase by pricing prospective tenant build-outs while the base building was still under construction. This approach supported faster occupancy and minimized downtime for ownership by aligning tenant needs with ongoing field activities.

The completed retail building expanded The Corridor’s commercial offerings and was delivered with future tenant flexibility at the forefront of its planning and execution.
