Greenfire Co-hosts Davidson Park Tour

Even after a few months since the park’s official ribbon cutting, there is still a buzz of excitement and engagement for the newly opened Davidson Park at Harley-Davidson’s Milwaukee headquarters. Among the many events the park has hosted since its opening, Greenfire was proud to sponsor an AEC-focused tour of Davidson Park, also hosted by The Harley-Davidson Foundation, HGA and the United Performing Arts Fund.

The transformative public space was on full display for guests, as what was once an underutilized corporate parking lot now stands a stunning topographical space that hopes to revitalize not only Harley-Davidson’s use of their historic Juneau Avenue headquarters, but also Milwaukee’s near west side as well. The park’s spacious and varying levels allowed for groups to peruse the park at their leisure and stop at sponsored stations. There were live performances by members of UPAF, delicious fare from Tots on the Street, Mazorca Tacos, and refreshments served from 1903, the permanent bar sponsored by MolsonCoors. As the construction managers of the project, Greenfire was honored to take part in the event and offer our insight into the project to patrons of the tour. Greenfire’s own Simmi Urbanek, Director of Marketing, greeted tour guests at the park’s Potawatomi Serenity Garden.

Developed in collaboration with the Forest County Potawatomi Community, the Harley-Davidson Foundation wanted to devote a portion of the park that incorporated influence from the Tribe’s heritage, who used to reside where the park stands now. A traditional Serenity Garden was designed and implemented with help from the Tribe, and incorporated elements of a symbolic medicine wheel. Surrounding the central grandfather stone are traditional plantings synonymous with elements of healing. To the east will be tobacco, to the south is cedar, to the west is sage, and to the north is sweetgrass.

The Serenity Garden offers a tranquil space for park goers to engage in peaceful meditation and reflection. Adjacent to the Garden is a time capsule that will be opened in 30 years. The contents include various trinkets, as well as written notes from neighbors about hopes and aspirations for the park that hope to be realized by the capsule’s opening.

First Nations School Supply Drive

The Greenfire Team had the honor of presenting the donations from our Back-to-School Drive for the First Nations Studies Program of Milwaukee Public Schools. We are excited to share that with the help from our friends at Potawatomi Ventures and Data Holdings Data Center, together our First Nations supply drive raised $2,500.00 in donations and school supplies along with 19 filled backpacks and 4 boxes of supplies.

First Nations Studies provides services at schools with concentrations of indigenous students. They also provide resources and training to schools across the district. The program receives multiple grants from the Office of Indian Education, including a Title VI formula grant, Native Youth and Community Partnership discretionary grant, and Assessing Choices in Education discretionary grant. Under these grants, Milwaukee students can receive classroom assistance at schools with a collective of Native students, language and culture, and talking circles. First Nation Studies also offers access to great programs such as their College Access Program, utilizing their “Expanding the Circle” curriculum, designed to help Native American high school students prepare for college and beyond. They also offer after-school tutoring, beading and sewing classes, a drumming circle and a book club that engages students with fun activities to help improve literary skills.

The supplies Greenfire and our partners donated to the First Nations supply drive, as well as money raised will benefit K-12 students that the First Nations Studies offers services to. Did you know that this program provides services to over 1,600 students? Greenfire is proud to collaborate our efforts to directly benefit students in our community.

As Greenfire grows, so does our commitment to expanding our presence in Wausau – a hub of growth in Central and Northern Wisconsin.

Since the opening of our office in Wausau in 2018, Greenfire has been making efforts to gain a foothold beyond our Milwaukee offices. This effort was to not only expand our capability to support developments of the Forest County Potawatomi Community in Crandon but expand our reach for opportunities in Central and Northern Wisconsin, as well as the Fox Valley markets as well.

As our portfolio of completed projects in the Northern half of the state grows, so has our reputation with our industry partners in the region. Part of Greenfire’s value-add to any project is the team of trusted subcontractors and suppliers we bring to the project, and we’re always looking to expand that network in the Wausau market and beyond. A way to bolster this initiative was by hosting a lunch tour at our Wausau offices.

The weather was perfect at our office located at 301 N 17th Avenue, just off interstate 39. With Rib Mountain serving as a backdrop, Members of our team hosted tours of our space and had great conversations with area subcontractors, suppliers, vendors and industry partners. It was a great chance to reconnect with partners we’ve worked on projects with and put faces to names with those we have yet to work with. It was also an opportunity to introduce other industry peers with those looking to establish connection with other contractors and suppliers as well.

Guests had the opportunity to connect with our president, Jeb Meier and VP of construction, Paul Hackbarth as well as other members of the Greenfire team. Greenfire’s value goes far beyond when the first shovel hits the dirt on any project. The key to our project’s successes stem from building solid and trusted relationships with our industry partners, as we look to continue to expand upon in Wausau and beyond.

July was an especially busy month at Greenfire! Potawatomi Carter Casino | Hotel celebrated the opening of the newest Rock & Brews, and the Ho-Chunk Nation celebrated the groundbreaking for their new Village West housing development! Along with steady progress on our active projects, July was filled with fun events and other networking opportunities. August 2024 Project Spotlight | Door County Granary

The Historic Door County Granary project in Sturgeon Bay, WI, is nearing completion of its second phase, thanks to the collaboration between Greenfire, The Sturgeon Bay Historical Society, LA DALLMAN Architects , Beane Engineering, and GEI Consultants.

Dating back to as early as 2020, The Sturgeon Bay Historical Society began its efforts to convert the original 1901 Teweles and Brandeis granary into a three-season event space as part of the City’s efforts to redevelop the west waterfront. Funding of the project was no small feat, as different sources were tapped to make the project happen. Between generous donations, historic and federal grants, the project was green lit and ready to commence.

As a State and Nationally registered Historic Place, great efforts have been applied to preserve as much as the structure’s original features as possible. One of the most visible features is the use of reclaimed patinaed metal siding panels that are over 100 years old, salvaged from a dismantled granary in Superior, WI. These panels, along with exterior bin wall boards replaced with reclaimed lumber from the same granary, add a layer of authenticity and historical continuity to the structure.

Phase I was to pour new footings and foundations for the structure’s final location. From there, Greenfire then began Phase II of the project, which focused on the restoration of the interior and exterior, the building of an addition to house the catering kitchen and restroom, finish landscaping and ready the ground floor for occupancy. Many modern amenities have also been integrated into the project, such as heating and air conditioning for the kitchen addition, while the Granary itself will feature an in-floor heating system, maintaining its status as an unconditioned space without active heating.

Greenfire’s contributions have added substantial value through buyout savings, enabling the inclusion of several additional design elements such as the in-floor heating and additional signage. Once fully completed, The Granary will become a central social hub for the community, serving as a three-season public-gathering venue in the heart of Sturgeon Bay.


Congratulations to Pepi Randolph

On August 2, 2024, Eugene “Pepi” Randolph retired from Greenfire Management Services, a company he helped create.

In 2007, Randolph joined what is now known as Potawatomi Ventures, formerly the Potawatomi Business Development Corp., following his appointment by then

Governor Doyle as the president of Forward Wisconsin (what is now WEDC). In 2009, he was named CEO of the Development Corp., and led the organization to seek out investment opportunities for the Forest County Potawatomi Community to further diversify its revenue streams beyond gaming through either buying or building companies. When the first hotel tower of the Potawatomi Casino | Hotel was being discussed with outside consultants, the investment team believed they could build an internal team of experts to provide the same services. In effect, creating a double-bottom line return for the Tribe. Thus, the creation of Greenfire as a construction management firm in 2010 to not only build the Tribe’s projects, but to also build projects for other companies, owners, and developers throughout the State of Wisconsin.

“Pepi has a great sense of pride and history with the firm. He served as CEO for Potawatomi Ventures, the parent company of Greenfire, from 2009-2013. Pepi was instrumental in building our case for starting Greenfire—the company is here today because of his leadership, persistence, and vision.” Kip Ritchie, CEO of Potawatomi Ventures said, “He has always been a loyal advocate for the tribe and has represented our organization well through the years. I am incredibly grateful for his leadership and friendship and wish him all the best in his retirement. I know he will remain a friend of Greenfire, Potawatomi Ventures and the Forest County Potawatomi Community.”

After a short time away from the organization, Randolph returned in 2018 to lead the business development efforts of Greenfire. He was responsible for building a team, generating opportunities and continuing to help the firm penetrate various market sectors, including office, senior living, hospitality, commercial, tribal, and multi-family, as well as establishing a strong reputation in the construction industry.

“He is always encouraging our entire team to wear their ‘BD hat’ and help uncover the next project,” Jeb Meier, president, Greenfire. “His roots, efforts, and relationships laid a great foundation that our company can build on.”

Randolph’s background includes two undergraduate degrees (Journalism and History) and a legal degree, all from UW-Madison (where he was also the captain of the UW Baseball Team), sales for Proctor & Gamble, Johnson & Johnson, investment banking with M&I Bank, and Assistant General Counsel for The Milwaukee Brewers. He is a member of the Wisconsin Club, was named a Notable BIPOC Executive from the BizTimes in 2023, former president of the W Club, former Chairman of the Board for Delta Dental, and a 2019 inductee into the University School of Milwaukee Athletic Hall of Fame. 

Passing the torch to the next leader

Greenfire recently hired Chris Kyte as Vice President of Project Development to help oversee business development and marketing. Kyte brings over 20 years of experience in the construction industry focusing on the preconstruction and operations of the business. He will work with the team to execute a transition in department leadership from Randolph. Kyte has extensive experience in affordable

housing developments, healthcare and corporate construction projects. Prior to joining Greenfire, Chris worked at Commonwealth Companies and Mortenson Construction.

“His ability to listen and connect with people make Chris an asset to Greenfire,” says Jeb Meier, president, Greenfire. “We were lucky to have the opportunity for Chris to join the team. His experience and capabilities are a welcome addition to our team.”

Greenfire’s latest multi-family construction project was celebrated by the Ho-Chunk Village West groundbreaking ceremony held on the Tribe’s land near Baraboo, WI. The development will be known as Village West, and will be a three story, 40-unit affordable apartment building offering much needed housing to the Ho-Chunk Nation community, just a short walk from the Tribe’s health and wellness center.

Located in a cleared area of the field where the new building will stand, attendees gathered under a tent to begin the ceremony. The event was emceed by the project’s champion, Collin Price. A member of the Ho-Chunk Nation, Collin was integral in the conception and development of Village West. Acting on behalf of his development company, Heeną Development, Collin approached the tribe with the idea to create innovative, affordable housing for the Tribe. Through his diligence and understanding of how to make developments like this a reality, he gained the Tribe’s support for the project. Collin helped navigate the hurdles of funding the project and with funding secured through various sources like WHEDA, the project was a go.

Collin introduced Traditional Chief Clayton Winneshiek to lead the attendees in a prayer, while also introducing Ho-Chunk Veterans to present the color guard. The Winnebago Sons offered an introductory drum circle with welcome songs as well. Chief Winneshiek thanked everyone in attendance and reiterated the importance of this new housing development and the growth it will provide for the Tribe.

Collin then introduced representatives from the Ho-Chunk to speak, including Representatives Kirstin White Eagle, Stephanie Begay and Vice President Danielle DeLong. In addition to adding to Chief Winneshiek’s sentiments about the benefits of what this development will provide to the Tribe, they all personally thanked Collin for his efforts to help make this project a reality. They all shared that it was not lost on the Tribe that Collin made the effort to bring his real estate insight home and provide his guidance and diligence for the betterment of his Tribe.

At the event’s conclusion, Collin once again thanking everyone in attendance and giving a special shoutout to all who made everything leading up to the day possible, including Greenfire. He thanked the Greenfire team for all their guidance and assistance in the lead up to construction start and expressed his excitement for the project to begin.

With many partners represented, it is an example of how Greenfire’s early involvement with all stakeholders can help make a project come to fruition. Village West proves it can be possible to create a rural, affordable housing development that can achieve features like underground parking and recreational play areas. This is a project the Tribe can be proud of and a blueprint for other Tribal entities to follow.


NAIOP Tour of Oconomowoc

Team Greenfire was proud to attend and sponsor a fun event hosted by NAIOP Wisconsin: a development bus tour of Oconomowoc, WI. The event showcased current and under construction developments, the comprehensive plan regarding future land use, neighborhoods, transportation, sustainability, and other resurgent features of the city. One of the featured stops was Greenfire’s current project, Phase II of the Locklyn at Olympia Fields, a development by Wangard Partners.

The tour began with greetings from the event’s sponsors, including Greenfire’s president, Jeb Meier. Attendees also received introductions and insights from various developers such as Stu Wangard of Wangard Partners and Phil Aiello of Mandel Group.

As the bus toured through the redeveloped site that once was the Olympia Resort, the bus approached the second phase of the Lockyln at Olympia Fields. Tour guests got to see firsthand the progress of the construction that Greenfire is currently managing.

The tour was conducted by Bob Duffy, Director of Economic Development with the City of Oconomowoc, who provided detailed background for each site visited. The tour route included a visit to industrial developments south of Interstate 94, showcasing the area’s expanding industrial sector. Participants then headed north into downtown Oconomowoc, where they observed the resurgence of commerce that has revitalized the area since the great recession. Bob reiterated the city’s commitment to continued improvement of the city, and that Oconomowoc is a prime partner in attracting developers and commerce. The tour concluded at the Locklyn at Olympia Fields clubhouse, where Greenfire sponsored the cocktail reception.

Greenfire’s involvement in the Locklyn Phase II project is significantly contributing to the growth and vitality of Oconomowoc. As a centrally located hub between Milwaukee and Madison, Oconomowoc continues to grow exponentially and the demand for quality housing will continue to rise. Greenfire is always eager to take part in events like this NAIOP tour of Oconomowoc to offer a firsthand look at what we’re working on, and network with developers and local officials who help make community improvements possible.


Carter Rock & Brews Opening

Greenfire celebrated a major milestone in the Potawatomi Carter Casino | Hotel’s ongoing renovations: the Carter Rock & Brews Opening.

Lead by Greenfire’s project team of John Chinault Mark McCloskey, Devin Proctor and Brandon Lehrer, the addition of Rock & Brews to the Casino’s first floor was a huge success, opening two months ahead of schedule at the Forest County Potawatomi ’s Northwoods venue in Wabeno, WI.

Through Greenfire’s extensive hospitality construction experience, great emphasis was placed on working with the facilities’ operations team to mitigate disruption to the guests, which is especially challenging on a site that is occupied by staff and guests 24 / 7.

The new restaurant space is over 3,000 SF and will have room for over 120 patrons. The bar and restaurant’s iconic rock-themed décor impresses, including vinyl records inlayed into the floor. A brand-new live music stage was constructed and will feature bands on Fridays and Saturdays.

The grand opening ribbon cutting ceremony was attended by all project stakeholders and members of the Greenfire team, as well as the rock legend Gene Simmons himself. All attendees enjoyed the offerings of Rock & Brews and check out the unique features. Greenfire is proud of our efforts for the latest Rock & Brews location and looks to parlay the success of this phase of the Carter Casino | Hotel’s renovations into the next phases of construction, all in their pursuit of being a premier entertainment destination in Northern Wisconsin.
