Over the span of two sessions, Team Greenfire took time to attend a transformative, training seminar at the Bubolz Nature Preserve in Appleton. The team actively engaged in learning “The 7 Habits of Highly Effective People,” facilitated by FranklinCovey. Greenfire’s leadership team has adopted tools provided from 7 Habits and has made it a point of emphasis to share the insight with the entire Greenfire team. From this, Leadership and human resources dedicated two separate days to allow all team members to take a moment from their busy schedules to attend the seminars. The Bubolz Nature Preserve provided a beautiful and serene background for the seminar.

The seminar emphasized practical applications of the habits in both personal and professional contexts. Throughout the day, the team broke into mini sessions to interact with each other and share their interpretations of the tools provided and how they can be implemented into daily life. By the end of the seminar, Team Greenfire left with a toolkit of habits to enhance their effectiveness both individually and collectively. All team members in attendance had the opportunity to share at the conclusion of the seminar what their biggest takeaways from the training. Many of Greenfire’s guiding principles can draw similarities through insights from the 7 Habits training and can be practically implemented throughout our industry and how we interact with clients, partners and contractors.

Greenfire realizes that its most important asset is its people. In addition to the 7 Habits seminars, Greenfire makes it a point to provide ample opportunities for personal growth and training. These include frequent lunch and learn sessions covering a wide variety of industry specific topics or self-wellness strategies, CPR training, or Insights Discovery training. It is through this individual continuous improvement that Greenfire looks to be an industry leader and improve upon us and being a trusted construction partner.

A milestone event of Greenfire’s construction management at Concordia 27 included the ribbon cutting celebration. Located on Milwaukee’s Near West Side on the corner of 27th and Wells St, Concordia 27 is the transformation of a once vacant yet historic building into a bustling community and wellness hub, as well as the future home of affordable apartments. Developer, Rick Wiegand enlisted the services of Quorum Architects to redesign the building, and Greenfire to head up the construction efforts.

The concept and redevelopment of the site was truly a collaborative effort, which garnered support from many local organizations, businesses, as well as local, state, and federal bodies. Many of the representatives who helped in these efforts were present at the ribbon cutting, including U.S. Senator Tammy Baldwin and Milwaukee County Executive David Crowley, as well as Milwaukee Mayor Cavalier Johnson.

Concordia 27 will function as the new headquarters for Near West Side Partners, a non-profit with aims to revitalize the Near West Side of Milwaukee. NWSP’s executive director Linsey St. Arnold Bell was a key figure in the project’s development, and applauded all parties involved to make the project a reality. Concordia 27 will serve as a hub of community resources for local entrepreneurs, retail and café space, gathering and meeting spaces, as well as the home of other local organizations. The development’s first floor is home to NWSP’s offices, the Milwaukee Centers for Independence’s training center and meal prep kitchen, Fruition MKE’s coworking, makerspace and café, and SWIM (Scaling Wellness in Milwaukee) a non-profit resource and therapy center that addresses trauma and provides wellness services.

As a subsidiary of Potawatomi Ventures, which is a member of Near West Side Partners, Greenfire is proud to see the culmination of our construction efforts, and the diligence of all parties to make Concordia 27 possible. The benefits that the project will provide to the community will have a ripple effect through Milwaukee’s Near West Side and beyond.

The ribbon cutting for the much-anticipated Davidson Park marks an important moment for Harley-Davidson Foundation, Milwaukee’s Near West Side and the entire region.

The transformation of a mostly unused parking lot into a stunning topographical public space culminated into a celebration, recognizing the efforts of those who made it possible, and excitement for what the future holds for the park.

The day began with a ceremonial “capping” of the project. Greenfire’s construction team managed the entirety of the project, and that team was composed of Mike Smith, senior project manager, Rob Norris, project manager and Gene Widenski, superintendent. A milestone event of the project was to coordinate the placing of a Foundation Stone at “The Hub,” which is at the center of the park. The 600-pound Foundation Stone was designed by Megan Huss, a student at Milwaukee Institute of Art and Design, took an entire crew to place. Before it was placed, key members of the team took the opportunity to sign the Foundation Stone to mark the moment in time. Joyce Koker, a Director of The Harley-Davidson Foundation and key figure in the project’s creation, gave the thumbs-up of the Foundation Stone’s placement and the festivities were underway.

As part of the ideation of Davidson Park, an emphasis was placed on the sense of community – past, present, and future. Part of that past was the recognition of the people who came before. With that in mind, the designers of the park collaborated with the Forest County Potawatomi Community, which bore one of the park’s most notable features: the Potawatomi Serentiy Garden. This collaboration continued into the ribbon cutting ceremony, which kicked off with a ceremonial drum circle performance by Fire Nation of the Forest County Potawatomi Community.

Tori Termaat, President of The Harley-Davidson Foundation welcomed the crowd of over 300 people. Many of them sat on the reclaimed black locust wood benches, stood along the naturally weathered steel walls, or rested on the sculpted viewing hills. She thanked everyone involved that made Davidson Park possible – with a special shoutout to Greenfire’s project team and how the park would not have been possible without their efforts. She also expressed how the park will enact positive momentum for Milwaukee’s Near West Side and the surrounding neighborhoods. Tori then introduced Thomas Heatherwick of the world-renowned London-based architecture firm Heatherwick Studio, responsible for the concept of the park in collaboration with HGA. Thomas shared the idea of the park to create a public space where society can return to face-to-face interaction in the digital age. He described the unique features of the park, including the brick mosaic motorcycle parking stall designs that surround the bowl of the amphitheater. 24 of the spaces were designed by students at nearby Story School Elementary, and features Milwaukee-centric themes and designs. Thomas also expressed excitement for the idea that the park will be forever evolving, both in the sense of it is use and implementation, as well as the landscaping will evolve as plants mature and trees grow larger. Thomas also noted and praised Greenfire’s attention to detail and quality.

Piggybacking on this idea of change and revitalization and growth, Jochen Zeitz, CEO of Harley-Davidson Motor Company expressed his excitement for what the opening of Davidson Park means for the future of the company. He commended the design Heatherwick Studio presented and applauded the efforts of Greenfire to make it come to life – noting that it was delivered ahead of schedule and under budget. In addition to commemorating the opening of Davidson Park, Jochen formally announced future developments planned for the Juneau Avenue campus. The repurpose of campus buildings to create new coworking space for Harley-Davidson, a Science, Technology, Engineering, Art, and Math (STEAM) lab for local organizations and students, as well as the new home for Harley-Davidson’s Livewire product line development, and the new home of Harley-Davidson’s Racing Division.

Jochen did the honor of the Davidson Park ribbon cutting, alongside key members of Harley-Davidson Foundation, Willie G. Davidson, Bill Davidson and members of the Davidson family, Heatherwick Studio, and Greenfire. Mayor Cavalier Johnson, City of Milwaukee Commissioner of City Development Lafayette Crump, and Milwaukee Alderman Russell Stamper were present.

The crowds dispersed into the park to enjoy the unique features including the playground with natural wood climbers, the main walkway adorned with weathered steel posts and decorative lighting, and the main plaza where refreshments are served from 1903, a permanent container bar sponsored by neighboring Molson Coors. Greenfire is proud of our efforts on Davidson Park. As neighbors of this new, urban, community space, we applaud the investment into the Juneau Avenue campus.


Greenfire Golfs For DSAW

Team Greenfire was honored to participate in the 10th annual Schmidt Custom Floors charity golf outing to benefit the Down Syndrome Association of Wisconsin. Held at Ironwood Golf Course in Sussex, the weather and setting were perfect for a day of golf and fun for a good cause. The morning began with a networking luncheon of brats and burgers and other tasty fare. The tournament kicked off with Tim Schmidt, president of Schmidt Custom Floors thanking all in attendance for their support of DSAW. Among dozens of other golfers, Greenfire golfs for DSAW and their mission to provide support to Wisconsin families and individuals with down syndrome through awareness, education, information, programs, services, and the exchange of ideas and experiences. Members of the Greenfire jumped at the opportunity to network and enjoy a round of golf for a good cause.

The day was packed with a scramble-style golf tournament, friendly golf competitions like long drives, ball tosses and other various fun competitions at sponsored holes. Alongside the golf, there were numerous raffle prizes like TVs, power tools and more for golfers to win, all donated and benefitting DSAW.

Team Greenfire fielded two four-person scramble teams. Pepi Randolph, Ed Person, Brandon Lehrer and John Chinault we’re on one team, and Michael Hankins, Ryan Hermes, Ryan Simpson and Robert Boelter were on the other. The course was fun yet challenging, and both groups were able to finish the day -2. The day was a great opportunity to showcase individual golf skills and bolster team camaraderie.

As the day wound down, all the golfers were treated to a Mexican buffet dinner. Congratulations and prizes were offered to the winning teams, as well as drawings for all the raffle prizes. A few team members walked away with raffle prizes.

Greenfire always loves to attend events that not only benefit non-profits but allow us to socialize and network with construction industry partners and peers. We look forward to next year’s outing.


July 2024 Project Spotlight | River House Phase II

Progress on phase II of the River House development along the shores of the Milwaukee River continues!

The walls are starting to rise on the second phase of construction for the next two podium-style, new construction towers along the East bank of the river. The next two buildings add an additional 333,400 SF to the project, bringing the River House site to over 700,000 SF of residential housing space. The complex includes underground parking, as well as a complete redevelopment of the river walk. Like the first phase of the project, getting to this point in construction was no easy feat.

A very compact site against the river has created complex site logistics that required a unique approach to the construction process after the setting of the two new buildings’ foundations. After the footings for both Buildings Three and Four were set, Building Four’s footings were subsequently buried under aggregate to allow for the transportation of materials and equipment to Building Three’s base from the elevated site entrance ramp from Water Street. Once the erection of Building Three is complete, the next stage of erecting Building Four will uncover the pre-set footings and continue construction.

Before getting to the stage of being able to set footings presented its own set of challenges as well. Once site excavation began, Greenfire’s team discovered many remnants and layers of previous structures that once inhabited the site. The deeper the digging went; the more discoveries were made. Entire swaths of wood flooring were uncovered as crews dug deeper into the riverbank.

As crews set the retaining wall pylons along Water Steet, Greenfire’s crews also discovered buried deep alongside Water Street were old brick building facades and windows! It is difficult to date exactly, but Michael Hankins, project engineer, surmises that the elevation of Water Street was raised over many decades ago, and those were previous streetside building fronts.

The unique challenges presented by a complex building site are one of the many reasons why Greenfire’s project expertise can deliver solutions to keep a project on track. Through diligent preplanning and execution, the next phase of River House will continue to rise along the banks of the Milwaukee River.

Merge Urban Development‘s latest mixed use apartment development that offers wonderful views of the Mississippi River is now open! Greenfire‘s project team worked towards the completion of this five-story mixed use development that features 52 residential units. Floorplans come in studio, one bedroom and two bedroom units, many of which feature views of the Mississippi River and bridge. The first-floor features over 3,000 SF of commercial space as well. The scope of the project also included the demolition of two buildings on the site. The project qualified for Iowa Economic Development Association’s Workforce Housing Tax Credits and Iowa Brownfield / Grayfield Redevelopment Tax Credits as well. Designed by Slingshot Architecture, Urbane424 is clad in unique weathered steel and utilizes reclaimed, decorative beams to give that upscale, industrial flair in Downtown Burlington. The development also features an open courtyard to provide urban green space and acts as a hub for activity for foot traffic. The building also features a rooftop terrace, which offers beautiful sunrises over the Mississippi. Residents can now call this unique urban development home!

We welcomed new members to our growing team and recognized Chief Simon Day on May 18th. As the temperatures rise, so does our excitement for the upcoming busy summer season!

Lakeside Alliance Church celebrated the opening of services in their new space with an open house and ribbon cutting ceremony. The church leadership welcomed members of the congregation, newcomers and neighbors to their newly opened 6,000 SF worship space. Nestled centrally in the new Prairie’s Edge development, the new commercial building is one of the latest new construction projects from Greenfire. The church can now enjoy beautiful vista views of Lake Michigan with enough room in the main worship space for 165 members and visitors. Adjacent to the church’s space is an additional 1,500 SF for a future tenant. Alongside churchgoers were leadership from Black Cap Halcyon, the developers behind Prairie’s Edge. The day included cake, games for the kids, and tours of their newly opened space. Features of the newly constructed worship space include an impressive vaulted ceiling with timber beams. Adjacent to the worship space is a gathering space with a kitchenette and pastor’s office. There is a nursery/mother’s room, childcare space and a classroom that will be used by younger members of the church. Each room has a TV for viewing the service as it is broadcasted from the worship space. The finishes throughout the building reflect light, natural colors and a feel that is cohesive with the location on the water. The church’s central location within the Prairie’s Edge development will be an integral portion to the growing development.


Ribbon Cutting for Laona Rescue Unit

Laona Rescue Unit, Inc. celebrated the opening of their new EMS building with a ceremonial ribbon cutting. The weather couldn’t have been better on the day to commemorate the culmination of the hard work of many involved to make the new home for Laona Rescue Unit a reality. Greenfire‘s new build of the three-bay EMS facility complete with a treatment center, staff quarters, training facility and helipad sits proudly nestled within the beautiful mature trees of the Chequamegon-Nicolet National Forest, right off State Highway 32. The event was attended by local neighbors, the Laona Rescue Unit staff, Team Greenfire and many representatives and dignitaries. Scott Reeves, Laona Rescue Unit Vice President welcomed everyone in attendance, and personally thanked everyone involved in the project including Team Greenfire and their construction team for the quality and attention to detail provided in the build of their new facility, pointing out that in his personal experience from his many years in construction, he can quickly tell when those working actually care deeply about what they’re working on. Scott then turned the microphone over to Annie Krawze, President of Laona Rescue Unit, who recounted her tireless effort it took to make this building possible. Annie commended the early involvement of the Forest County Potawatomi Community, whom is one of the several communities that Laona Rescue Unit serves. Thanks to their early contribution of the funds to pay for a feasibility study, the project finally had the necessary footing to begin. Annie also shared her account of the dozens of grants she applied for, and the joy she expressed when she learned that the project had received full funding through grants from Governor Tony Evers administration and programs from the USDA through the offices of US Senator Tammy Baldwin. Annie also thanked Greenfire’s early involvement in the planning process and bringing Gries Architectural Group‘s design to life. Ward Leach, a founding member of Laona Rescue Unit reiterated the importance of the service to the area as well.

The day included a few surprises, including a visit from a Life Link III medical flight helicopter to showcase the facility’s capability with the addition of the helipad. Scott also took a moment to close out the ceremony inviting everyone to partake in the catered BBQ, but also thanked everyone involved again and, but especially Annie for all her effort and dedication. To honor her efforts and sacrifice, Scott informed Annie that the training center will be named “The Annie Krawze Mama Bear Training Center” in her honor. Greenfire’s project team comprised of Scott Earley and John Chinault, who did the honors of holding the ribbon for Annie to officially cut the ribbon to mark the momentous occasion. This new facility ensures the exceptional care that Laona Rescue Unit provides will continue for many more generations.

 


Groundbreaking Ceremony for JFS Woodale Crossing

It was a momentous occasion in Brown Deer for the groundbreaking ceremony of Jewish Family Services‘ Harry and Jeanette Weinberg Residences at Woodale Crossing. Woodale Crossing will be a supportive housing community, featuring 56 units of affordable and supportive senior housing. The safe, stable residence project will also offer housing for persons living with disabilities as well. Greenfire was proud to take part in the ceremony hosted by JFS, which featured remarks from key members of the project and local dignitaries. Hosted by Adam Witkov, JFS Board Chair, he thanked everyone in attendance and welcomed Lt. Governor Sara Rodriguez, who applauded JFS’ efforts and stressed the importance of projects like Woodale Crossing for the betterment of the community. Rebecca Buretta, the Regional Representative for US Senator Tammy Baldwin and Maria Ayala, the Representative for US Representative Gwen Moore were in attendance and gave words of encouragement. Local representatives from the Department of Health and Human Services also spoke, including James Mathy, Housing Administrator and Shakita LaGrant-McClain, Director, as well as Village of Brown Deer Trustee Priscilla Hightower Thompson spoke to the importance of Woodale Crossing towards the housing of vulnerable residents of Brown Deer and Milwaukee County. It was great to hear from members of the JFS team, including Shelby Guendel, JFS Community Case Management Supervisor, and Sharon Jackson, JFS Community Resource Coordinator. JFS President and CEO John Yopps reiterated gratitude to everyone in attendance and those who made the project commencement possible, but also welcomed to the podium Elmer Moore, WHEDA Chief Executive Officer to offer kind words and congratulations to everyone involved in Woodale Crossing. Everyone involved in the project took turns ceremoniously putting shovel to dirt, to commemorate the beginning construction. JFS also gifted everyone in attendance specialty bottled Root Beers, “Wood Ale” and “Woo Brew Low Calorie”. An artist even painted the groundbreaking ceremony in real time. Greenfire looks forward to beginning the construction of Woodale Crossing and adding vital supportive housing to Brown Deer.
