Irgens has broken ground on Viridia Apartments, its first multi-family development and the final component of its 14-acre redevelopment in Milwaukee County Research Park. Greenfire is managing the construction for the 204-unit project at the bustling corridor of Mayfair Road and Wisconsin Avenue in Wauwatosa, Wisconsin.
Viridia adds the 273,000 SF housing project to their continued redevelopment of the Milwaukee County Research Park, which features over 1.4 million SF of Class A office, retail and medical spaces.
The four-story apartment building will include studio, one-, two- and three-bedroom homes. Planned amenities include a pool and sun deck, underground heated parking, a club room, fitness center, yoga studio, co-working spaces and a pet run. Walking trails and a public park connect residents with outdoor space in the Research Park district.
Greenfire brings its extensive multi-family construction experience to Viridia, with a portfolio spanning more than 5,000 units. The team coordinates the project’s budgets, schedule, site work, building systems and trade partners through an open-book process that gives the owner cost visibility and supports decisions throughout construction. This experience helps Greenfire manage the coordination involved in delivering multi-family housing as part of a larger mixed-use development.
The project also extends Greenfire’s relationship with Irgens. Their work together includes commercial projects The Shoppes at the Corridor, Urology Associates and Emler Swim School. Greenfire’s experience across both multi-family and commercial construction supports Irgens’ broader development work.
The project team includes EUA as architect, Sigma Group as civil engineer and Harmoniq Residential for leasing and property management.
Viridia will add 204 homes near the offices, medical services, retail and public spaces of Milwaukee County Research Park. The project completes the residential component of Irgens’ redevelopment plan for the Wauwatosa site.
