The Urology Associates clinic at Mayfair Medical Commons is a tenant improvement project within an active, multi-tenant medical building in Wauwatosa, Wisconsin. Developed / owned by Irgens, the project supports the continued growth of Urology Associates by delivering a dedicated outpatient care environment within an established medical campus. The clinic occupies a second-floor suite, requiring careful coordination with building operations, property management, and adjacent tenants to maintain uninterrupted use of the facility throughout construction. The space was designed by EUA to support efficient clinical workflows and patient access.
Greenfire provided early and ongoing construction management support focused on clarity, coordination, and schedule control. Preconstruction efforts aligned scope, budget, and permitting requirements while accounting for State and City healthcare reviews. The team managed trade partner engagement, early submittals, and long-lead procurement to support phased approvals and reduce downstream risk. Working within an occupied building, Greenfire planned logistics, access, and noise controls to limit disruption and maintain safety for patients, staff, and neighboring tenants.
The 5,280 SF clinic includes an entry and reception area, waiting room, shared offices, clinical workspaces, exam rooms, a lab, break room, and clinical storage areas. Construction included interior demolition, framing, in-wall and overhead MEPFP systems, inspections, finishes, casework, flooring, glazing, and final approvals. The work was sequenced to meet healthcare standards while maintaining coordination with building systems and existing infrastructure.
With construction completed and occupancy achieved, the Urology Associates clinic provides a functional outpatient environment positioned for long-term use within the Mayfair Medical Commons. The project reflects a repeatable approach to medical tenant improvements that balances schedule certainty, operational continuity, and regulatory compliance.
