Emler Swim School - Brookfield, WI

Emler Swim School is opening its first Wisconsin location within the final multi-tenant retail building at The Shoppes at The Corridor, a 66-acre mixed-use by developer/owner Irgens along Bluemound Road in Brookfield. Greenfire constructed the core and shell of the building and was selected to manage the tenant improvement for Emler. The project is designed by Polkinghorn Group Architects with aquatic engineering provided by Aquatic Design Partners.

The facility includes a 1,000 SF heated pool with entry stairs, safety railings, and a surrounding deck. Other features include an observation room for families, bathrooms, changing stalls, staff offices, a lounge, and equipment rooms.

Greenfire’s scope includes all mechanical, electrical, plumbing, and fire protection systems required for an aquatic facility. Work includes installing under-slab plumbing and underground electrical systems, as well as pouring concrete slabs for both wet and dry areas. Rough-in phases cover ductwork for heating and cooling, sprinkler systems for fire protection, and water and waste piping. Interior work includes wall framing, drywall, ceilings, flooring, tile, wall panels, and casework.

Pool construction involves excavation, rebar installation, and the placement of Gunite, which is concrete sprayed through a high-pressure hose that forms a strong, water-tight pool structure. Additional work includes installing drains, backfilling around the pool, applying tile and coping, and finishing the pool deck with epoxy coating.

Greenfire provided value by serving as both the shell building contractor and the tenant improvement contractor. This continuity reduced costs and improved efficiency, as the same project team managed site logistics, utilities, and scheduling. Greenfire also used an open-book process to align scope and budget while securing competitive bids from qualified trade partners. These steps helped ensure cost control, schedule alignment, and a direct path to project completion.
