Greenfire participated in the CARW Fox Valley Roundtable in Appleton, leading a table discussion about multi-family development. CARW, the Commercial Association of REALTORS® Wisconsin, supports industry education, professional development, advocacy, and networking. The roundtable format gave attendees time to discuss regional trends with people active in the market.
Greenfire’s Daniel Grams joined Wangard Partners‘ Eric Gumm to lead a discussion on multi-family development. They connected market signals to choices about location, housing type, early construction manager involvement, site conditions, phasing, trade availability, lead times, cost, and schedule. Solhaven Grand Chute reflects how Wangard and Greenfire have adapted the development model to current market conditions, building on lessons from earlier projects.
Local indicators give those decisions context. The region’s multi-family vacancy rate is about 2.9%, with year-over-year rent growth near 3.0%. An Outagamie County housing study estimates a need for 11,000 to 17,000 additional units between 2020 and 2030. Those signals point to demand, but do not make every site or project viable. Developers still need to test scope, budget, housing type, and schedule against local conditions. Each project depends on matching its program to location, infrastructure, and achievable costs.
Greenfire brings construction input into those decisions early. Preconstruction insight helps owners understand cost, compare options, and coordinate design, schedule, and constructability before commitments narrow the path forward. Local relationships and early collaboration can help connect development ideas to workable plans.
Greenfire’s regional portfolio includes Solhaven in Grand Chute, Residences at Zuelke, Brio Building and Oshkosh Food Co-op, Mackson Corners, and Urbane115, spanning multi-family, adaptive reuse, and commercial work.
For developers, brokers, and property owners, the roundtable offered more than a market update. It created a setting to compare assumptions and identify decisions that can move a project toward a feasible scope and budget. Greenfire welcomes early conversations about development opportunities throughout the Fox Valley.
