Greenfire’s project team recently welcomed the Jewish Family Services (JFS) Housing Board to tour the nearly complete Harry and Jeanette Weinberg Residences at Woodale Crossing in Brown Deer, WI. The project will bring 56 affordable housing units designed to support seniors and individuals living with disabilities.

Located at the intersection of West Bradley Road and North Teutonia Avenue, the 58,487 SF building was designed by JLA Architects with engineering by The Sigma Group. The three-story structure offers a mix of studio, one-, and two-bedroom units, along with common spaces, underground parking, staff offices, and outdoor patios.

Project Manager Ryan Hermes gave key updates to the board members touring the three floors of the new residence that is slated for ribbon cutting in the coming weeks.

Greenfire has brought the project into its final stages, with crews finishing mechanical, electrical, and plumbing systems and completing interior work floor by floor towards project closeout. Exterior infrastructure and landscaping included the installation of retaining walls, a biofiltration basin pond, surface parking, and a circle driveway, with ample parking for residents in the underground parking podium for the building.

During the board tour, Greenfire presented JFS Housing with a $3,000 donation to support the campaign for on-site supportive services. The contribution reflects Greenfire’s broader commitment to projects that provide long-term value to the communities we serve.

Greenfire has extensive experience managing affordable and supportive housing construction. Past and current projects throughout Wisconsin involved collaboration with nonprofit organizations, housing authorities, and development teams to bring high-quality housing to the market. From early planning through closeout, Greenfire emphasizes cost control, schedule management, and safe site operations, especially on active or occupied campuses like the adjacent Deerwood Crossing Senior Residences.

Once completed, Woodale Crossing will add to JFS Housing’s portfolio and further support their mission of delivering safe, inclusive housing options for vulnerable populations in Brown Deer.

 


Project Spotlight | Cornerstone Village-Highland

Greenfire is managing the construction of Cornerstone Village – Highland, an affordable housing development by Cardinal Capital Management, located in Milwaukee’s historic Concordia neighborhood. The four-story, 84,400 SF building will bring 71 affordable apartments to the Near West Side, specifically designed for elderly residents and adults with disabilities.

The development replaces a long-vacant healthcare facility at 3200 W. Highland Blvd., a building originally constructed in 1966. Demolition of the site was completed in 2024, clearing the way for this new affordable housing community.

The L-shaped building is beginning to rise from the ground, atop the underground parking podium. With the building’s topping-out on the horizon, rough-ins for plumbing and electrical systems are progressing upward, floor-by-floor. The access drive from the rear alley to the underground garage has already been excavated and poured.

When complete, Cornerstone Village – Highland will offer a mix of one- and two-bedroom apartments. Of the 71 total units, 65 will be income-restricted for households earning between 30% and 60% of the area median income, with 18 of those units prioritized for formerly homeless seniors and more than a dozen designated for adults with intellectual or developmental disabilities. Six units will remain unrestricted. The building will feature resident amenities such as a community kitchen, shared gathering spaces, and a rooftop terrace. Residents will also have access to an outdoor patio with garden beds, and the parking component will include 20 underground stalls along with 13 surface spaces.

Both Greenfire and the project’s design team – Quorum Architects can watch the project rise out of the ground from their home offices. Quorum’s offices are just next door in the Fred Pabst, Jr. House on Highland Ave, and Greenfire’s Milwaukee office is on the Wgema Campus, which is just a block away.

Greenfire is keeping the site running smoothly while navigating tricky site logistics, like keeping the project site a net zero fill and operating around heavy street utility work on Highland Ave by the city. By implementing strong project logistics planning throughout the preconstruction process, Greenfire is able to overcome site challenges and keep construction progress steady on this vital housing resource for our neighbors on the Near West side.


Greenfire Joins Potawatomi Biz Expo in Crandon

Greenfire joined fellow subsidiaries of Potawatomi Ventures at the first Potawatomi Ventures Business Expo at the Forest County Potawatomi Community Center in Crandon. The event was designed to connect Forest County Potawatomi Tribal members with the leaders and operations of the parent company and subsidiary businesses owned by the Tribe.

As a construction management firm wholly owned by the Forest County Potawatomi Community, Greenfire welcomed opportunities share our work, provide updates on current and upcoming projects and answer questions. Among discussions regarding all the projects Greenfire has underway, some notable projects of interest of Tribal members included our Greeneway Infrastructure project in Kenosha, the Cloud Village (formerly known as Village West) project for the Ho-Chunk nation in Baraboo, the Aquaponics Greenhouse expansion for the FCPC, as well as renovations and improvements to the Potawatomi Casino | Hotel in Carter. Having the business expo held in the Community Center is a particular source of pride for Greenfire, having managed the construction of the 108,000 SF facility.

Greenfire joined other Potawatomi Ventures subsidiaries including Sagewind Development, fireside MARKET, Wgema Leasing, Data Holdings, PBDC Federal Group, and Potawatomi Ventures key members and leadership as they connected with Tribal members.

The Expo featured four breakout sessions on key topics: Potawatomi Ventures board roles, corporate financials and rebranding, an overview of PBDC Federal Group, and Sagewind’s real estate development efforts. These sessions gave tribal members the opportunity to ask questions and learn more about their pursuits.

Dinner was provided by Chef Mikaya Alloway, an FCP tribal member and owner of Wild Plume, featuring dishes rooted in Indigenous recipes. Raffle prizes were also given away, including Brewers tickets, a Wisconsin Dells trip, a Blackstone grill set, a Microsoft Surface Pro, a summer beach package and more. There was no short supply of Potawatomi Ventures swag as well.

Woodale Crossing Making Progress

Greenfire is making strong progress on the construction of the Harry and Jeanette Weinberg Residences at Woodale Crossing, a supportive housing development by Jewish Family Services (JFS) in Brown Deer, WI. Located at the intersection of West Bradley Road and North Teutonia Avenue, the project will bring 56 affordable housing units to the community, specifically designed to support seniors and individuals living with disabilities. The 58,487 SF residence was designed by JLA Architects, with engineering services provided by The Sigma Group.

This new residence will offer independent living with supportive staff available when needed. The building will feature studio, one-, and two-bedroom layouts, with modern amenities including underground parking to reduce surface traffic and noise for nearby residents. Communal spaces, support staff offices, and outdoor patios will provide a welcoming, community-oriented environment for future residents.

Greenfire management team has brought the project into its final interior phases, with the top third floor approaching readiness for punch list walkthroughs and cleanup. Construction crews are moving systematically floor by floor, completing final mechanical, electrical and plumbing installations, inspections, and finishing work as they progress toward project closeout.

As interior work wraps up, Greenfire’s project team is transitioning focus to the exterior infrastructure and landscaping, which will serve as a highlighted amenity for future residents. Sitework will include the addition of retaining walls and a landscaped biofiltration basin pond. The site will also receive a connecting driveway, front entrance circle drive and surface parking spaces.

Through careful planning and site logistics, Greenfire has minimized disruptions to the surrounding neighborhood and to Deerwood Crossing Senior Residences, an existing JFS property adjacent to the site.

Once completed, Woodale Crossing will stand as a model of high-quality, supportive, and affordable housing—further advancing JFS’s mission of providing safe, inclusive, and service-enriched housing to the Brown Deer and Greater Milwaukee community.


River House Phase II Rolls Along

Greenfire continues to make significant progress on River House Phase II, the continuation of the high-end apartment development along the banks of the Milwaukee River on Milwaukee’s Near East side. The second phase of the project includes buildings three and four, both of which are under construction and reaching key milestones.

In building three, temporary occupancy has been granted and finishing touches are underway. The courtyard pool has been poured, which was achieved over the cold winter months by the construction crew building a makeshift heated tent to keep conditions right for the concrete pour. In addition to the pool, the extensive landscaping is underway as well. Inside, the lobby, common areas, and leasing offices are nearing completion, preparing to welcome future residents.

The project team is working on the finishing touches, floor by floor on each tower’s four residential stories. The two buildings are stick frame over a two-story poduim construction. At the project’s site, just north of where Brady St. meets Water St, parking is always at a premium on Milwaukee’s East Side. Similar to River House’s first phase, each tower features two levels of resident parking Residents will also enjoy fitness centers and cafés among many other amenities.

In addition to the new residential towers, Greenfire is completing the construction of a 500-foot continuation of the public river walk that began with the project’s first phase. The river walk helps connect the development to the great shopping, dining and entertainment downtown Milwaukee has to offer.

Once finished, River House Phase II will introduce 205 luxury apartments featuring a mix of one-, two-, and three-bedroom layouts. Designed by HKM Architects + Planners, Inc. and developed by Atlantic Residential, the project continues to take shape under Greenfire’s management. Despite the challenges of a tight and complex project site, Greenfire has maintained steady progress without any safety incidents.

With each milestone, River House Phase II moves closer to delivering more premier living amenities along the Milwaukee River and further bolstering Greenfire’s excellence in multi-family construction.

Greenfire recognized by State of Wisconsin

One of our favorite events of the year is Marketplace Wisconsin – The Governor’s conference on diverse business development. Annually held by the Wisconsin Economic Development Corporation, Marketplace serves as a catalytic event to provide educational and networking opportunities to diverse businesses and entrepreneurs in Wisconsin. As a minority-owned entity, Greenfire looks forward to attending this event in downtown Milwaukee every year, as it also acts as a moment to reflect on economic growth at the end of the year.

Among the breakout educational and networking sessions, Marketplace offers recognition to outstanding individuals and businesses who have contributed to economic growth in Wisconsin over the past 12 months. Among these entities highlighted, Greenfire was recognized for the highest certified spend in construction as a minority-owned enterprise in the State of Wisconsin in 2024.

Greenfire’s State projects include the renovation of the Cream Puff Pavilion at State Fair Park – a 23,000 SF modernization of the iconic Cream Puff building on the State Fair Grounds southwest corner.

Our project teams have also provided modernizations and renovations to HVAC and mechanical systems to facilities at the University of Wisconsin-Oshkosh, as well as a renovation of the Union Grove VA Kitchen.

Receiving this recognition is a testament to the value Greenfire’s teams can provide to unique and challenging projects and provides a proven track record for State of Wisconsin Department of Administration projects.

We look forward to Marketplace 2025 and being amongst industry peers and project partners to celebrate the growth for Wisconsin in the coming year.

We also recognize this past month was a special time of giving thanks and reflection during Native American Heritage month.

First Nations School Supply Drive

First Nations School Supply Drive

The Greenfire Team had the honor of presenting the donations from our Back-to-School Drive for the First Nations Studies Program of Milwaukee Public Schools. We are excited to share that with the help from our friends at Potawatomi Ventures and Data Holdings Data Center, together our First Nations supply drive raised $2,500.00 in donations and school supplies along with 19 filled backpacks and 4 boxes of supplies.

First Nations Studies provides services at schools with concentrations of indigenous students. They also provide resources and training to schools across the district. The program receives multiple grants from the Office of Indian Education, including a Title VI formula grant, Native Youth and Community Partnership discretionary grant, and Assessing Choices in Education discretionary grant. Under these grants, Milwaukee students can receive classroom assistance at schools with a collective of Native students, language and culture, and talking circles. First Nation Studies also offers access to great programs such as their College Access Program, utilizing their “Expanding the Circle” curriculum, designed to help Native American high school students prepare for college and beyond. They also offer after-school tutoring, beading and sewing classes, a drumming circle and a book club that engages students with fun activities to help improve literary skills.

The supplies Greenfire and our partners donated to the First Nations supply drive, as well as money raised will benefit K-12 students that the First Nations Studies offers services to. Did you know that this program provides services to over 1,600 students? Greenfire is proud to collaborate our efforts to directly benefit students in our community.

Potawatomi Carter Casino | Hotel celebrated the opening of the newest Rock & Brews, and the Ho-Chunk Nation celebrated the groundbreaking for their new Village West housing development! Along with steady progress on our active projects, July was filled with fun events and other networking opportunities.
