Village 43 is a market-rate multi-family residential community that expands housing options in the Village of Brown Deer while supporting continued investment in the area’s revitalized downtown corridor. Developed by F Street Development, designed by RINKA+, and engineered by Pinnacle Engineering Group, the project continues an ongoing partnership built on successful residential developments and a shared focus on delivering high-quality communities through early collaboration and proactive planning.

Greenfire provided construction management services beginning in preconstruction, helping establish a phased construction and turnover strategy that supported leasing activities while maintaining safe separation between occupied buildings and active construction. Early site logistics planning coordinated infrastructure, access drives, parking, and utilities to align with construction sequencing and resident occupancy. Regular Owner, Architect, and Contractor (OAC) meetings, safety planning, and close coordination with trade partners kept the project aligned from groundbreaking through final completion.

The development includes 156 garden-style townhome apartments across eight two-story residential buildings and a centrally located clubhouse. Community amenities include a club room, fitness center, pet spa, tenant storage, outdoor gathering and grilling areas, a dog run, shared green spaces, parking, access drives, and supporting site infrastructure.

Delivering the community through phased occupancy required careful coordination to maintain construction progress while welcoming new residents into completed buildings. Greenfire managed construction activities within a busy commercial corridor, sequencing site improvements and building turnover to minimize disruptions and maintain schedule certainty throughout the project.
