Tivoli Green Apartments is a 501,000 SF, 458-unit, multi-phased residential development in Mount Pleasant—the first new multi-family community delivered in Racine County in more than 20 years. Developed by Wangard Partners, the project introduced market-rate density, upgraded housing options, and a new residential identity just three miles east of I-94.

Greenfire joined the team early, supporting master planning, building layout optimization, and construction sequencing that enabled phased turnover of 13 walk-up apartment buildings in Phase I (334,372 SF), followed by nine additional buildings in Phase II (210,870 SF). This approach allowed residents to begin occupying units while construction progressed, accelerating lease-up and maintaining schedule momentum across the site. Close coordination with municipal partners ensured infrastructure, right-of-way improvements, and inspections aligned with the aggressive timeline.

Phase I established the community framework and included construction of a 3,698 SF clubhouse and leasing center with an outdoor pool, grilling stations, and resident gathering space. Phase II responded to market demand, introducing townhome-style layouts with attached, side-by-side two-car garages and adding a maintenance facility to support long-term operations.

Across both phases, Tivoli Green delivers one-, two-, and three-bedroom units with quartz countertops, stainless steel appliances, walk-in showers, in-unit laundry, private balconies or patios, EV charging stations, a dog park, and landscaped open space.

Tivoli Green expanded housing supply in Racine County and created a scalable development model for future suburban growth.
