Cornerstone Village–Highland is an affordable housing development in Milwaukee’s Concordia neighborhood. The project replaces a long-vacant healthcare facility at 3200 W. Highland with a new four-story, 84,400 SF building that will provide 71 affordable apartments for elderly residents and adults with disabilities.
Greenfire is serving as construction manager, leading the project from preconstruction through completion. The team has coordinated logistics on a tight urban site, maintained a net zero fill balance, and managed sequencing around active street utility work on Highland Avenue. Working alongside the project’s design team Quorum Architects, Greenfire’s involvement allowed the project to maintain progress and overcome site challenges while keeping quality, safety, and schedule at the forefront.
The building topped out at its full four residential stories above the underground parking garage. Installation of exterior fascia and windows is complete, enclosing the building and allowing interior work to advance. Drywall is nearing completion on the top floor of both the North and West wings, with crews moving downward through the building. At ground level, clearing and preparation is underway for the new entry drive and landscaping.
When complete, Cornerstone Village–Highland will bring a mix of one- and two-bedroom apartments. 65 of the 71 units will be income-restricted for households earning 30–60% of the area median income. 18 units will be prioritized for formerly homeless seniors, and more than a dozen will support adults with intellectual or developmental disabilities. Six units will remain unrestricted. The building will include shared amenities such as a community kitchen, gathering spaces, a rooftop terrace, and outdoor garden beds.
Cornerstone Village–Highland will add much-needed affordable housing to the Near West Side, strengthening the neighborhood with resources designed to meet long-term community needs.
