As the Village 43 project nears completion, the final phase of construction is underway in Brown Deer at the intersection of Brown Deer Road and Green Bay Avenue. Developed by F Street Development and designed by RINKA+, the market-rate community introduces 156 garden-style townhome apartments to the rejuvenated village. Seven residential buildings and the centrally located clubhouse have reached occupancy, with work now focused on delivering the final residential building and completing site-wide finishes.
Greenfire’s involvement with the project began early, with preconstruction planning that established a clear phasing and turnover strategy. Sequencing was developed to support leasing activity while maintaining separation between occupied buildings and active construction areas. Early site logistics planning also addressed work within a high-traffic corridor, allowing infrastructure, access drives, and parking to be delivered in step with resident use.
Greenfire’s scope included construction management of all residential buildings, the clubhouse, and shared site elements, including utilities, access drives, parking, and open spaces. The team coordinated closely with design and trade partners, managed phased turnovers, and maintained alignment through regular Owner, Architect, and Contractor (OAC) meetings and ongoing safety planning.
Construction activity is now centered on final interior and exterior work for the last residential building, along with completion of amenities and landscaping, including the dog run for residents with furry friends. Final preparations are focused on maintaining schedule certainty and supporting leasing move-in dates while ensuring continuity across the completed portions of the community.
As Village 43 approaches full delivery, attention is turning to the next phase of work with F Street. Building on the collaboration established in Brown Deer, Greenfire has begun construction management services for The Axis Apartments in West Allis. The project continues the working relationship between Greenfire, F Street, and RINKA+, carrying forward shared standards for coordination, phasing, and execution. Advancing directly from one development to the next shows that a consistent team structure reinforces Greenfire’s focus on repeat clients and long-term project partnerships.
