Renovation of a 100-year-old industrial complex into 116 multifamily units. The property sits on a compact, urban lot requiring detailed logistics planning to coordinate heavy equipment, minimize disruption to neighboring buildings, and mitigate risk. Demolition includes demolition down to the original structural framing, floors, and columns with subsequent installation of complex MEFP and elevator system. Maxwell includes a sixth-story structural steel vertical expansion that adds six penthouse units and a rooftop patio. The team converted the sub-level storage space into a parking garage requiring sawcut openings and ramp construction. Building footprint also expanded south to include resident commons and kitchen, leasing office, and a new façade.
