America’s Black Holocaust Museum is a commercial tenant improvement completed as part of The Griot Apartments mixed-use development in Milwaukee. The 6,500 SF build-out occupies the ground floor of a multi-story residential building and delivers a dedicated museum space within a high-traffic urban environment.

Greenfire’s involvement began in preconstruction, where early planning focused on aligning the commercial build-out with the construction of the residential structure above. The team worked closely with the design team to coordinate design completion, procurement, and permitting timelines, allowing construction of the commercial space to remain synchronized with the residential floors above and reducing risk to schedule and sequencing.

Designed by Engberg Anderson Architects, the project included construction of a fully open museum environment supported by structural steel framing. This approach required coordination across trades to maintain open spans while integrating building systems and exhibit infrastructure. Greenfire also worked directly with owner-assigned vendors responsible for exhibit fabrication and installation, coordinating access, timing, and system readiness to support installation within the overall construction schedule.

Construction was completed within an active building environment, requiring detailed planning to manage logistics, safety, and ongoing residential occupancy. Greenfire maintained consistent communication with project partners and implemented phased coordination to minimize disruption while advancing work.

America’s Black Holocaust Museum adds a cultural and educational component to the broader development while demonstrating Greenfire’s ability to deliver coordinated tenant improvements within mixed-use projects.
