Greenfire is building the final multi-tenant retail building at The Shoppes at The Corridor, Irgens‘ 66-acre mixed use development along Bluemound Road in Brookfield. As construction manager, Greenfire is responsible for the core and shell construction, ensuring the building is brought to white box, ready for future tenant build-outs. The project scope includes foundational work, the structural steel framing of the building, overhead mechanical, electrical, plumbing and fire protection (MEPF) utilities, masonry, exterior finishes, windows, and doors. The project also includes site infrastructure, landscaping, and a new adjacent parking lot with over 100 spaces. The duration of the project is just under nine months for the building’s core and shell and sitework. As construction progresses to it’s final stages, a mockup of the exterior finishes was created to help the team properly execute the brick and aluminum siding exterior of the building.
A key component of the project is the utility work required to support the new retail building, with the flexibility to facilitate a variety of potential tenants. Greenfire is overseeing the installation of water, sewer and stormwater management for the building and site, as well as the building’s rough HVAC, plumbing, electrical, and fire protection systems. Coordinating these utilities with future tenants in mind, makes up for a smoother transition to interior build-outs.
The strategy to build for future tenants comes from collaboration with the project’s design team and ownership. Working alongside EUA, the project’s architectural firm and Irgens, Greenfire was engaged early in the design phase to build the core and shell of the commercial retail building. Greenfire’s preconstruction services provided pricing, assembled the subcontractor team, and prepared Greenfire’s construction management team to take the lead on building the project.
Greenfire’s preconstruction services extend throughout the project’s lifecycle, offering continuous value beyond the core and shell phase. Even after shovels have hit the ground and throughout construction, Greenfire has the capability to price out potential tenant build-outs concurrently with the core and shell work. This proactive approach allows tenants to move in sooner, reducing downtime and accelerating revenue generation for the owner.
