Activity is underway at the Harlow & Hem project site in Wauwatosa, WI, with site preparation activated on the Blanchard Street parking lots. This 157-unit residential development will introduce new housing, structured parking, and shared amenities in the heart of the downtown Village. Developed by Mandel Group, the project is positioned near Wauwatosa’s retail, commercial, and entertainment corridors and is designed to expand public parking while advancing a comprehensive redevelopment of the site.
Greenfire is managing the construction of the project, providing both preconstruction and construction services. Early coordination with Continuum Architects + Planners, Spire Engineering, and The Sigma Group aligned design, cost, and schedule to support the owner’s phasing strategy. The team established procurement plans for long-lead items, sequenced early packages, and integrated workflows across sitework, structure, enclosure, and MEPFP systems. Greenfire also partnered with Mandel Group and Prism Technical Management & Marketing Services to host a DBE Meet & Greet, connecting diverse businesses with upcoming trade opportunities and supporting inclusive participation.
Harlow & Hem totals 241,100 SF and includes five floors of residential and amenity space above 83,900 SF of structured parking across two levels. The development offers studio, one-, two-, and three-bedroom units, supported by 188 private residential parking stalls and 94 public parking stalls onsite. Scope includes demolition of existing structures, site preparation, foundations, precast parking, framing, enclosure, exterior finishes, MEPFP systems, interior build-out, and site landscaping.
Progress will continue through structure and enclosure before advancing into interiors and amenities. As the project moves forward, coordination across trades and proactive procurement remain key priorities. Harlow & Hem is anticipated to open in Summer 2027, adding new housing options and reinforcing connectivity within the Village of Wauwatosa.
