Making Tight Sites Work

October 27, 2026

Greenfire hosted Brew City ASPE Chapter #78 for a tour of Harlow & Hem, a multi-family infill project in downtown Wauwatosa. The tour explored how site conditions shape planning and execution on an urban jobsite.

ASPE, the American Society of Professional Estimators, is a professional association focused on advancing estimating through education, standards, and professional development. Greenfire’s Tom Heinrich, vice president of preconstruction, is one of eight Certified Professional Estimators in Wisconsin.

Harlow & Hem’s site presents several logistics challenges: steep grades, soil conditions, and tight side streets that limit how crews, materials, and equipment move through the site. The project team discussed how to plan crane picks, coordinate deliveries, and sequence work around those constraints. Careful planning helps teams identify conflicts early, make informed decisions, and keep work moving when access and staging space are limited.

Site constraints can affect cost, schedule, safety, and neighbors. Greenfire works through those issues with early coordination among the team of developer Mandel Group, architect Continuum Architects + Planners, trade partners, and field staff. Estimating and construction planning stay connected, so cost and logistics decisions can be evaluated together before they create avoidable delays.

Harlow & Hem is part of Greenfire’s multi-family construction experience across Southeast Wisconsin. Each project brings different site conditions, residents, schedules, and coordination needs. Greenfire’s role is to understand those requirements early and organize the work around them.

Developers planning multi-family projects in Wauwatosa, Milwaukee, and across Southeast Wisconsin should start conversations with Greenfire early to discuss site conditions, schedules, and construction logistics. Harlow & Hem shows how early coordination can help teams plan for logistically challenging development sites.
