Greenfire Management Services has successfully completed the next phase of commercial construction at the Prairie’s Edge development along Lake Michigan in Port Washington, Wisconsin. This time for Portside Investment Advisors, this phase of commercial build-out is tailored to meet Portside’s specific needs.
Greenfire previously completed the core and shell construction of the commercial building for Black Cap Halcyon, the developers of the Prairie’s Edge development as well as the buildout for the first tenant, Lakeside Alliance Church. When a construction manager oversees both the core and shell of a building and the subsequent tenant improvement buildouts, the project benefits from retained efficiencies and a streamlined construction process. Having an in-depth understanding of the building’s infrastructure, Greenfire could offer better coordination between base construction and tenant-specific modifications, reducing redundancies and potential delays, versus if the tenant build out was completed by another firm. This aligned design intent and execution, optimized scheduling and material procurement. As a result, the transition from shell completion to occupancy is significantly accelerated, allowing tenants to move in and begin operations sooner while maintaining cost control and construction quality. This approach was successful for Lakeside Alliance Church and was no different from Portside Investment Advisors’ new office spaces as well.
Spanning just under three months of construction, The new office space occupies the final 1,500 SF of the 7,500 SF commercial building in the center of the Praire’s Edge development, acting as a central hub amongst the growing development of high-end homes, condominiums, and apartments. Based on the Prairie’s Edge Development’s scenic coastal location, Portside’s new space keyed into this aesthetic with unique fixtures and design elements. Mike Holloway of Portside Investment Advisors was quoted as saying “There was more uniqueness put to this than I ever hoped. All of the signature elements that we planned for are looking great. We are certainly planning that our impact from the use of the space will be very meaningful to many people over the years. I know I’m going to really enjoy it!”
Fitting in this coastal theme is the high-end finishes of Portside’s new offices, which features a beautiful conference room with glass walls, common areas, separate offices and facilities for the staff. The office is in no short supply of fantastic views of the lake.
