Construction is underway on the new Emler Swim School at the Shoppes at the Corridor in Brookfield. Its first Wisconsin location, the new facility will support Emler’s model of structured swim instruction which uses progressive levels, low student ratios, and milestone tracking to teach youth water safety and swimming skills.
Greenfire is managing the tenant build-out after previously constructing the core and shell building for Irgens. Knowledge of the existing structure, utilities, and base-building systems provides a direct benefit to the current work, allowing the team to coordinate efficiently with design partners and subcontractors. Understanding how the original infrastructure was assembled supports decisions related to slab conditions, mechanical pathways, and life-safety connections, which helps maintain continuity from the base building into the interior improvements.
The project scope includes the full pool installation, under-slab and overhead MEPFP systems, interior framing, drywall, ceilings, flooring, finishes, and specialty components required for an indoor swim school. Early activities included under-slab plumbing and electrical work, rough-ins, and concrete placement in both wet and dry areas. Pool construction has progressed through excavation, plumbing, rebar installation, gunite placement, backfilling, and deck drainage work before moving into tile and coping.
Interior construction has advanced with framing, drywall, in-wall MEP rough-ins, inspections, paint, ACT installation, tile, epoxy flooring, casework, glazing, and finish work. The pool equipment room and its mechanical connections are completed in sequence with life-safety inspections and final building systems coordination.
As the build moves toward equipment installation, inspections, and turnover, Greenfire continues to manage scheduling, subcontractor oversight, and quality control to maintain alignment with project requirements.
Once completed, this newest location for Emler Swim School will bring its leading swim instruction model to Southeast Wisconsin.
